Az elmúlt években ugyan emelkedtek a hazai földárak, de az uniós csatlakozástól várt jelentős árnövekedés és földpiaci forgalomélénkülés elmaradt, sőt, a bérleti díjakban sem hozott átütő fordulatot. A közelmúltban erősödött a magyarországi földpiac megmozdulását várók tábora, a 2011 májusában lejáró derogáció miatt. A szakemberek optimisták, mert a lejáró derogációval kiszélesedhet a vásárlói kör. A hazai agrárgazdaság egyik legnagyobb gondja a tőkehiány, ami akadályozza a technikai és technológiai fejlesztést, az ágazat versenyképessé és jövedelmezőbbé tételét. A Land Market Cycle in the Netherlands AgEcon

This paper develops a disequilibrium model of land prices in the Netherlands. It shows that the behaviour of traded quantities and prices of Dutch land have some resemblance with a disequilibrium land market model developed by Søgaard. An error correction model based on Søgaard’s model generates significant results with GDP and the real interest rate as explanatory variables, but regrettably farm income nor government demand for land generate significant results. If the model is correct, bubbles are characteristic for the Dutch land market, and this suggests that there is an opportunity for Dutch government to improve on the timing of buying land for nature policy.

A termőföld kérdése a „rendszerváltástól” kezdődően új megvilágításba került. Az azt megelőző évtizedekben hazánkban uralkodó marxi munkaérték-elmélet alapján a termőföldnek, mint a mezőgazdaság legfőbb termelési tényezőjének – mivel az nem a munka eredményeként keletkezett – hivatalosan nem volt értéke. Nem létezett valójában földpiac sem. A magántulajdon körében hagyott kis parcellák esetenkénti adásvétele még csak jelzőértékként sem volt értelmezhető a föld árára vonatkozóan. Este trabajo calcula el valor del regadío en la provincia de León a partir de datos de precios de la tierra desagregados por aprovechamiento y comarca. El valor de los beneficios asociados al regadío puede averiguarse comparando dos parcelas de tierra "iguales" excepto por el hecho de que una de las tierras sea de secano y la otra de regadío. La dificultad de encontrar estas parcelas de tierra iguales se soluciona acudiendo al análisis de regresión donde se analizan los efectos del regadío en el precio de la tierra tras controlar los efectos de las características que diferencian a las parcelas analizadas. This report is a summary of the data contained on the farmland sales portion of the Minnesota Land Economics (MLE) web site (http://landeconomics.umn.edu ) as of May 25, 2008. It is formally reissued each Spring, as new sales data become available. We no longer distribute a separate farm real estate report in the Minnesota Agricultural Economist (now the Minnesota Applied Economist: http://www.apec.umn.edu/MnApEc). Perception of Land Scarcity by Peri-Urban Farmers AgEcon

Farmers in peri-urban regions face many problems, among which land scarcity is a major one according to literature. However, as indicated by a survey among farmers in the peri-urban region around Brussels, land scarcity is not perceived as a problem by all farmers to the same extent. Based on econometric analysis, the survey results show that perception of land scarcity is mainly influenced by differences in landownership and perceived ratio between farm land prices and real land prices. Changes in each of these variables will lead to a shift in the problems a farmer faces and will therefore stimulate different farming or land use strategies.

Spatial Analysis of Factors Affecting Finnish Farmland Prices AgEcon

The purpose of the study was to find out the factors affecting farmland prices in Finland. A hedonic pricing model that takes into account the presence of spatial dependence was applied for a very large sales price data (6 281 observations). The results confirmed the importance of land quality and the structural change as determinants of land price. In addition, off-farm job possibilities seemed to have a significant role in determining land prices. The effect of government payments on land prices was also clear, even though the support does not explain very much of the differences in land prices between regions.

The Hungarian land market after EU Accession AgEcon

Besides its natural potential, Hungarian agriculture's major current advantage is low land prices and rental fees. Economic theory suggests that as Hungarian economic performance approaches the EU average, production costs will also become equal. Increasing land prices, generated by higher rentals fees, will mean landowners continually remove more agricultural income and Hungary’s competitive advantage will dwindle. Urban Sprawl and Farmland Prices AgEcon

A theoretical model of farmland valuation is developed that allows urban sprawl to affect farmland values through the conversion of farmland to urban uses, shifts in production to higher-valued crops, and the speculative effect of urban pressure on farmland values. This model is estimated using county level data in the continental United States. Evidence is found for all three effects of urban sprawl on farmland values, with a significant contribution of urban pressure on net agricultural returns around major urban centers. Ancillary evidence supports that the latter effect is attributable to shifts to high-valued crops.
